HOW TO GET APPROVED

Documentation required for all of our programs

Although we can verify most of your information online to ensure that your loan closes in less than 7-10 days of submission, to ensure priority status  and to expedite the processing of your loan please be prepared to provide:


Standard Documents Include:

  • Drivers License 
  • Social Security Card 
  • 2 Years Employment history
  • 2 Years Residential history 
  • 1 months of Paycheck stubs 
  • 2 years worth of W2's 
  • 2 months Bank statements, 401k, investment account,  or verification of Assets to show enough funds to cover downpayment and closing costs

For Investment Properties

  • Rental Leases for Rental Units
  • 2 Years Tax returns

For Self Employed Business Owners

  •  12-24 Months of Bank Statements for (Bank Statement Loan Programs)
  • Business Tax Returns, P&L, K1's, Schedule E

Conventional Qualified Lender Products

620 Minimum Fico Score Required

30 year Fixed

Conforming fixed rate program for 30 year term.  Best rates available!

15 year fixed or custom term programs

Flexible term options of 15, 20, 27 &  40 year terms so you are not stuck in a long term option anymore

Adjustable Rate Mortgages

ARM with lower rates for 3, 5 or 7 years terms.  Can be used to lower your acquisition (purchase) costs for easier qualification, provide a lower payment for a home you will not be in long term or until your income increases.


FHA Government Programs

Scores as low as 500 Fico, No Score, Foreign National Programs, Down payment Assistance and Non-Occupant Co-Borrowers allowed

Cash out Refinance

Us this to consolidate your debt to a lower overall interest rate (works with high interest rate credit cards, auto loans and installment loans) to fix and update your home and get cash out for large purchases or investments.

Manual Underwriting Programs

An underwriter will manually review your application to determine if we are able to approve your loan with alternative guidelines and compensating factors.

203 (k) Rehab Programs

This program will allow you to purchase a home that needs repairs and provide the additional funds to update or improve the home. 203 (K) combines both renovation expenses and financing costs into a single mortgage.  Renovations must start within 30 days and be completed within 6 months.  This loan is used for curb appeal, roofing and flooring, energy, plumbing,  efficiency & modernizing a homes functionality.


NON QM Products

Mortgage Loans that allow you to qualify based on alternative methods. Perfect for self employed, gig workers and borrowers with lower credit scores as low as 500 FICO. Typically 10-15% down required but exceptions are available.
